Commercial Roof Repair in Blanchard, OK

We repair flat, low-slope and metal roofs on shops, offices and small commercial buildings. We find where the water is really getting in, fix it with materials that match your roof, and keep the work area clear so your business keeps running.

Fixing the leak without disrupting the business

Most commercial leaks start in a few predictable places: a split seam in TPO or EPDM, cracked flashing around a rooftop unit, a clogged drain that lets water pond, or loose fasteners on a metal panel roof. A targeted repair at the right spot can add years to a membrane that is otherwise sound.

We plan the work around your hours. Before we start, we agree on where our trucks park, where materials are staged and which entrances stay open for customers and staff. Scrap membrane, old sealant and fasteners go into a container as we work, and the ground below is swept and checked with a magnet before we leave each day.

If the roof is past the point where repair makes sense, we say so, show you why, and explain what commercial roof replacement would involve. Often it isn't, and a repair is the right call.

What our commercial repairs cover

Leak tracing

We follow the water from the stain inside back to its entry point on the roof, which is often several feet away. Where needed, we probe or core the insulation to see how far the moisture has spread.

Seam and membrane patching

On TPO we heat-weld new material to cleaned, prepared membrane. EPDM gets primer and seam tape or a cured patch. Modified bitumen is patched with a matching cap sheet.

Flashing at curbs and penetrations

HVAC curbs, vent pipes, skylights and parapet walls all move with the building. We replace cracked or pulled flashing and fit pipe boots or pitch pans suited to each penetration.

Drains, scuppers and ponding

We clear and reseat drains, rebuild failing scupper flashing and address low spots where water sits for days.

Metal roof fasteners and laps

Screws with worn washers are replaced with oversized fasteners, failed lap sealant is cleaned out and redone, and damaged panels are swapped.

Photos and a written scope

You get photos of what we found and a written description of the repair, useful for your records, a landlord or a tenant.

Signs your commercial roof needs repair

  • Stained ceiling tiles

A brown ring on a drop-ceiling tile is usually the first warning. Swapping the tile hides it, but the water keeps coming.

  • Water standing two days after rain

Lingering ponding adds weight and wears out seams faster. It often points to a blocked drain or a sagging deck.

  • Blisters or open seams

Blisters in modified bitumen or lifted edges on TPO let water travel under the membrane, where it spreads out of sight.

  • Rust streaks and backed-out screws

Oklahoma's swings from summer heat to winter freezes make metal panels expand and contract, which slowly works fasteners loose and breaks the seal at each washer.

  • A musty smell or higher cooling bills

Wet insulation holds moisture and stops insulating. A space that smells damp or costs more to cool may have a slow leak overhead.

How a repair day runs

  1. 1

    Assessment on the roof

We walk the roof, check the interior where leaks show and look closely at drains, seams and flashing. You get photos and our honest read on repair versus replacement.

  2. 2

    Scope and scheduling

We explain the repair item by item and set a time that works around your hours, deliveries and foot traffic.

  3. 3

    Setting up the work area

We mark off the area below roof access, protect walkways and landscaping, and stage materials in one spot away from entrances.

  4. 4

    The repair

Failed material is cut out, the surface is cleaned and prepared, and new material that suits your roof system goes down. We water-test the area where it makes sense.

  5. 5

    Cleanup and walkthrough

Debris comes down in bags, never tossed off the edge. We sweep, run a magnet across the lot for stray screws and walk the site with you before we leave.

What affects the cost of a commercial repair

Commercial repairs are priced on what we find, so we look before we quote. After the assessment you get your quote by phone with each item explained. We don't add work without talking to you first.

Roof system and material
TPO, EPDM, modified bitumen, built-up and metal roofs each call for different materials and methods, and some are harder to match than others.
Hidden damage
Wet insulation or soft decking under the membrane has to be cut out and replaced, which adds labor and material.
Access and height
A single-story roof with an easy ladder point costs less to reach than a taller building that needs a lift or hatch access.
Rooftop equipment
Repairs around HVAC units, exhaust fans or other mounted equipment take more detail work and sometimes coordination with another trade.
Timing
After-hours or weekend work, chosen to avoid disrupting your business, can change labor costs.

Commercial roof repair questions

Something not covered here? (405) 805-8344

Can you repair the roof while we stay open?

In most cases, yes. We plan access, parking and material staging with you ahead of time so entrances stay clear. Noisy work can be scheduled for slower hours when that helps.

How do you find where the leak is coming from?

We start inside where the water shows, then work across the roof above it, checking seams, flashing, drains and fasteners. Water often travels along the deck before it drips, so the entry point can be well away from the stain. We show you photos of the source before we repair it.

How do we know if we should repair or replace?

If the membrane is sound and the damage is limited to a few areas, repair is usually the better value. If insulation is wet across large sections or the membrane is brittle and failing everywhere, patching just delays the bigger job. Our Commercial Roof Replacement page explains what that work involves.

Do you handle hail and wind damage on commercial roofs?

Yes. We photograph each damaged area and put our findings in writing, so you have a clear record to pass along to your insurer. We're glad to describe the typical steps of a claim, but deciding what the policy covers is the adjuster's job, not ours. Our Storm Damage Repair page has more detail.

Do you work on metal buildings?

Yes. We replace worn fasteners, reseal laps and ridge caps, repair flashing at walls and penetrations, and swap out damaged panels. Metal shops and warehouses are common commercial repairs for us.

Let's find the source of that leak

Tell us where you're seeing water and what kind of building it is. We'll set a time to come out, trace the problem and explain the repair before any work begins.
